Building Description and Details
We have a portion of our building that is available for lease. The original
use for this part of the building was warehouse space. When the furniture store
moved in they laid carpet down and displayed their bedroom furniture in it.
The space is about 3200 SF - 40' x 80'. It has a 12' X 24' storage room in
the back and a 20' X 40' fenced and gated front patio.
This portion of the building has its own central gas heating and air
conditioning unit. However, it does
not have separate electric or bathroom - which are required by city code. The
room has a double door entry in the back and another double door leading into
our side of the building. It does not have a front door - which will be needed,
because the door leading into our sections will need to be closed off.
The carpet is used but serviceable. There is a drop ceiling with 18 2' x 4'
light fixtures. The roof was examined before we purchased the building in March
'05 and was in good conditions. We have just had the parking lot resurfaced,
painted the left, front and right hand side of the building (we didn't paint the
back because no one really sees it except from the apartments out back).
There is space on the road sign for ad space. See the last picture. The sign
is lighted and on a timer.
There are 19 parking spaces in the paved section. We can take out the grass
section in front of the building (see 1st picture below) and add 4 - 6
additional spaces. There are more than a dozen parking spaces on the right hand
side of the building in the graveled parking lot & room for parking in the back
(not graveled or paved).
The lease price as the building stands will be $7.50 per square foot. - which
is $2000 per month. A 2 year lease is required. We can share the expense of the
trash bin out back or you can get a separate bin, depending on your needs. The
outside maintenance and property taxes will be divided 70/30 (yours being 30).
If you want us to remodel to suit, lease length and rate will be
negotiated.
Area Description and Links
Roanoke Rapids is an up and coming community of about 17k people (54k county)
in the northeastern part of North Carolina. Situated at the cross roads of
Interstate 95 and Highway 158, Roanoke Rapids has been growing it's retail, food
and hotel industry for several years now. Lake Gaston and Historic Halifax are
popular visitor attractions and very close by.
It seems that a USA Today article a couple of years ago has been the catalyst
to the areas recent economic flourish. The article highlights the economic
viability of areas the size of Roanoke Rapids - using this area as a case
subject.
With the recent announcements of a new entertainment complex, new
Native-American theme park, new automotive research facility, new airport, and
other hotel, retail stores, restaurants, shipping and distribution centers;
Roanoke Rapids is on the edge of another population and economic spurt.
Our store is on Becker Drive - a very busy three lane road with the mall at
the other end of the block. According to rumor this street is going to be
expanded into five lanes and will be part of the new thruway from Roanoke Rapids
to the new Randy Parton music complex.
Carolina Crossroads is a new 700 acre entertainment complex that has just
recently had it's ground breaking event. The complex will include a music
theater featuring country music legend Randy Parton, a $14m ocean-themed
theater, hotels, restaurants and retail shopping complex. Future plans include
an amusement park similar to the park at Dollywood (which is owned by Randy's
sister - Dolly Parton), more theaters, hotels, restaurants and a lot more retail
stores - my wallet already feels thinner.
Premier Landing is a new retail development just around the corner (and
across the interstate from Carolina Crossroads) that opened up last year. There

The local Native American community is developing a new $30m theme park and
educational complex about 5 miles south of our store. See the link below about

Northampton County has just announced a world class multi-million dollar
Advance Vehicle Research Center being built about 3 miles north of our store. A

Basically we are smack dab in the middle of millions of dollars of economic
development activity. So we are looking for a business that will complement our
computer store and pc/console gaming center, be an asset to the community and
generally good neighbor.

past this is Heavenly Ham & Betsy's Real Estate. The green copper topped
building next on the left is a bank. The mall is just past the
bank. The first complex on the
right (where the red van is) is another shopping complex that includes a
sports bar and grill. Next would be several doctor's complexes, a
Mexican restaurant, Nissan dealership, Home Health Care office, etc. If
you can see the traffic light at the end of the street, that is the
intersection for 10th street. 10th street is the main south/east
to west cross town thoroughfare. 7th street is the traffic light behind
me in this picture. 7th street is the other main traffic artery to cross
Roanoke Rapids. 7th street doesn't go all the way to the west side of
town like 10th street (it stops a few blocks past Roanoke Ave. which is
main street down town), but it connects with Roanoke Rapid's southern
exit on I-95 (Exit 171). |
Looking East along Becker Drive toward
the traffic light. There is a bank on the left (which is our next door
neighbor) and a church on the right. The BP station is on the right past
the intersection. If you go through the intersection it leads you past
Apartment complexes, Doctor's offices, Party Time amusement park, and
eventually to Weldon via Hwy 158. Turning right at the light leads
you past a large car dealership, Maddrey insurance office, shell station Lowes,
Ryan's Steak House, the old Wal-mart building, too Hwy 158 (and
exit 173 off I-95). Continuing past the Hwy 158 intersection will lead
to another entrance to the new Carolina Crossroads, I-95 (Exit 171), the
Holiday Inn, Jameson Inn, Wendy's, the new State Credit Union, and the
route to Halifax Academy and Halifax - the county seat. |
